From property potential to damp difficulties, all the way to remarkable rental returns!
Mint Property Finance are very proud to share this transformation journey from start to finish, recently undertaken by a new borrower who fortunately, had engaged a highly experienced builder.
Having identified the property as one with great rental potential, the borrower used our funds to purchase the two-bedroom ground and basement flat in a converted semi-detached house which consists of six flats in total.
After completion of the loan, a simple light refurbishment was planned by the borrower to include the eradication of basement damp and a general updating of the property.

However, the damp difficulties proved to be significantly more problematic than first anticipated, ultimately requiring the installation of an innovative resin floor to finally halt the water ingress.
This was where the builder’s experience and expertise really came to the fore, still completing the works within the loan term, allowing the borrower to refinance the property onto a BTL mortgage, and now enjoy remarkable rentable returns for the area.
