Another speedy completion from Mint Property Finance
As the property market continues to show positives signs of recovery, a seasoned property developer turned to Mint to leverage his existing portfolio in order to secure the purchase of an SPV.
Having already been let down by a different funding route, and with the SPV purchase already overdue thereby putting a significant deposit at risk, time was of the essence for the Borrower, Solicitor and Underwriter team.
Legals were therefore instructed on the same day as the Terms were issued. And to further expedite the process, Mint arranged for an Asset Manager visit over the weekend.
With the Asset Manager report being received on the Monday, funds were in place by Tuesday and the loan completed Wednesday.
Further facilitating this speedy turn-around was Mint’s approach to security, which saw us taking a first charge on one of the developer’s properties and an equitable charge on a second property.
